Project Brief: To take the office back to shell state and refurbish in order to re-let for an increased rental rate per square metre, with a target of recouping costs after 1 year with the extra rental income.
Challenges: The office is located on High Holborn with the nearest loading bay 100m from the front entrance. When clearing waste, we shuttled it to the loading bay and cordoned off an area manned by an operative at all times. This was done in conjunction with the wait and load skip arriving and 6 men would then load the waste and clean the area afterwards. This process would be completed in less than 30 minutes, keeping the disruption to the public to a minimum. The offices are on the 3rd and 5th floors and located above public pathways. We replaced the glazing on a Sunday, making sure the affected areas were cordoned off and manned by an operative. The glaziers used eyebolts and harnesses to access the glazing. The office building was occupied by tenants throughout, so we ensured the lifts and common area flooring were protected with hardboard and Correx board where needed. All common area walls were redecorated at the end of the project.
